Moving Into a New Rental? Here's Your Move-In Cleaning Checklist (Sydney)

Methods6 min read

Moving into a rental is exciting, and then you open the oven. Under the NSW Residential Tenancies Act 2010, the previous tenant was required to return the property reasonably clean and substantially in the same condition as at entry: fair wear and tear excepted. This is often called a 'bond clean', but that's an industry convention rather than a named legal standard. Either way, it is measured against the entry condition report, not the standard you'd like to live in. This guide covers what a move-in clean actually involves, how to approach it room by room, and what it typically costs. If you're also vacating a previous rental at the same time, you'll need a bond clean for that property. That's a separate job with a different goal.

Move-in vs move-out: two different jobs

A move-in clean is about your peace of mind in your new home. A vacate clean (often called a 'bond clean') is what you do when you leave: the NSW RTA 2010 standard is to return the property reasonably clean and substantially in its entry condition, fair wear and tear excepted. 'Bond clean' is an industry term, not a named legal requirement. They use the same techniques but serve opposite purposes. This guide covers move-in. For vacating, see the end-of-lease cleaning checklist and the bond cleaning cost guide.

Why clean before you move in (not just when you move out)

Even after a thorough bond clean, a rental property is rarely move-in ready by the standards of someone who will actually live there. The vacate clean is aimed at the final inspection, not the inside of the rangehood filter, not the grout lines, not the inside of the wardrobe shelves. Properties also sit vacant between tenancies, gathering dust, sometimes for weeks.

Doing your own clean before the furniture arrives gives you a documented fresh start. Take photos of every room after your clean. That baseline is what protects you when you eventually move out. The entry condition report covers the agent's requirements; your own photos cover yours.

Room-by-room move-in cleaning checklist

Focus on areas a bond clean typically misses or does lightly. These are the spots most likely to carry residue from the previous occupant:

Kitchen

  • Oven interior, racks, and door glass: bond cleans often do a surface pass only
  • Rangehood filter: remove, degrease, and rinse thoroughly
  • Inside cupboards and drawers. Wipe shelves and check for crumbs
  • Fridge interior if provided. Clean shelves, door seals, and the drip tray underneath
  • Splashback and behind the stovetop: grease accumulates here across multiple tenancies
  • Sink drain and overflow. Clean the strainer and flush the drain

Bathrooms

  • Grout lines: discoloured grout is often years of soap residue, not just surface dirt
  • Toilet cistern lid and under the rim: commonly overlooked in a vacate clean
  • Shower head: descale if there is mineral build-up from the water supply
  • Inside vanity cupboards and medicine cabinets
  • Exhaust fan grille: vacuum or wipe down

Bedrooms and living areas

  • Inside wardrobes: wipe shelves, hanging rail, and wardrobe floor
  • Window sills and tracks: dust and debris collect between cleanings
  • Skirting boards: especially corners where dust builds up
  • Light fittings and ceiling fans. Remove dead insects from globe covers
  • Venetian blinds: wipe individual slats rather than just dusting the surface

Floors

Hard floors should be mopped before your furniture arrives. Carpets are worth having professionally steam cleaned: an empty property gives the cleaner full access to the entire floor area, making this the most thorough carpet clean possible in that home. If the entry condition report shows carpets were professionally cleaned at the previous tenancy start they may still be in good condition; if not, a professional clean removes allergens and any odours from the previous occupant.

Should you do it yourself or find a cleaner?

DIY is workable for a smaller property if you have enough time before the move. The argument for finding a professional is practical: a cleaner brings the right equipment for the job (including commercial degreasers, descalers, and steam tools) and is usually much faster than doing it yourself on a 2-3 bedroom property. The cost is often comparable to the product spend and time involved. For a detailed comparison on this, see professional vs DIY end-of-lease cleaning: the same reasoning applies on the move-in side.

The best time to find a professional is before your removal truck arrives. An empty property is faster and easier to clean, and you won't be working around your own furniture.

How much does move-in cleaning cost?

Indicative 2026 ranges for a bond-clean scope in the Sutherland Shire: each independent cleaner sets their own price. Condition and access affect the final quote.
Property sizeIndicative 2026 rangeNotes
Studio or 1-bed unit$250 – $380Bond-clean scope; excludes carpet cleaning
2-bed unit$320 – $480Excludes carpet cleaning
3-bed house$420 – $650Excludes carpet cleaning
4-bed house$520 – $800Excludes carpet cleaning
Add: carpet cleaning (2-bed unit)+$130 – $220Best done before furniture goes in

Condition is the biggest variable. A property that was recently well-maintained will clean quickly; one with years of accumulated grease or soap scum will take longer and cost more. Getting the clean done before your furniture arrives can also reduce the total time, since the cleaner has clear access to floors and built-ins. See the Sutherland Shire cleaning costs guide for all indicative 2026 ranges.

Frequently asked

Is the previous tenant responsible for cleaning before I move in?

Under the NSW Residential Tenancies Act 2010, the outgoing tenant must return the property reasonably clean and substantially in the same condition as at entry: fair wear and tear excepted. This is often called a 'bond clean', but that's an industry convention rather than a named legal requirement. Either way, the clean is measured against the agent's checklist (not your living standards) and may leave behind accumulated grease in the rangehood, soap scum in the grout, or residue inside cupboards. You are entitled to move into a reasonably clean property, and if the condition is not acceptable you can raise it with your property manager before signing or on the day you collect the keys.

How long does a move-in clean take?

A standard move-in clean for a 2-3 bedroom property typically takes 3-5 hours for a professional working alone. If you add carpet steam cleaning, allow drying time (typically 2-4 hours, depending on ventilation and weather) before heavy furniture is moved onto the carpet. If possible, plan the clean for the day before your removal truck arrives.

What's the difference between a move-in clean and a bond clean?

They cover the same areas using the same methods, but they serve opposite purposes. A bond clean (end-of-lease or vacate clean) is driven by the entry condition report and exists to get your deposit back. A move-in clean is about making the property clean to your own standard before you move in. If you're moving out of one rental and into another at the same time, you'll need both. They are separate jobs at separate properties.

Should I document the property condition before and after the clean?

Yes. Photograph every room before and after your clean: time-stamped photos give you a visual baseline beyond what the entry condition report captures. This documentation is what protects you at the end of your tenancy, when the outgoing inspection compares the property to the condition it was in when you moved in.

Do cleaners bring their own products and equipment?

Professional cleaners bring their own products, chemicals, and equipment. You don't need to supply anything. If you have preferences (specific products you want used or avoided, for example) raise this when you arrange the job. For carpet steam cleaning, the cleaner brings the extraction machine and pre-treatment chemicals.
