In a property sale, first impressions are formed within seconds of a buyer walking through the door. Flooring is one of the most prominent visual and sensory elements in any room — and carpet condition is one of the first things buyers and buyer's advocates evaluate. Stained, worn, or odorous carpet immediately raises concerns about maintenance standards for the whole property, and in a competitive market, it gives buyers a concrete reason to lower their offer.

  • High-traffic wear paths: visible darkening or flattening in hallways, living room thoroughfares, and doorways signals that the carpet has not been maintained and raises the question of what else has not been maintained.
  • Visible stains: any stain — regardless of cause — is processed by a buyer as evidence of previous occupants' habits and the unknown history of the property.

The return is not primarily in making old carpet look new — professional cleaning cannot reverse severe wear or restore significantly faded or bleached areas. The return is in removing objections: a buyer who cannot point to a stain, smell, or visible neglect cannot use the carpet condition to justify a lower offer or a replacement cost deduction.

Book at least one week before the first open home

Freshly cleaned carpet needs to dry completely — typically six to twelve hours under normal conditions. Book the clean at least a week before first inspection to allow for drying, airing, and any touch-up treatment if a stain requires a second pass. Do not book on the eve of the first open home.

When to Clean vs When to Replace

Professional cleaning is worth doing before an auction when the carpet has reasonable pile life remaining — the fibres are intact, the backing is sound, and the main issues are soiling, staining, and odour rather than physical wear. Cleaning carpet that is at the end of its life (bleached, severely worn through to backing, or physically damaged) will not substantially improve its presentation and may raise questions if the improvement is modest. In that case, replacement — or an honest disclosure and a price adjustment — is the more appropriate strategy.
